Green Building Certification

Recognized as national standards, the U.S. EPA's ENERGY STAR® and the U.S. Green Building Council's LEED® green building certifications provide owners and managers of commercial real estate a precise framework for improving and measuring building and portfolio performance. JDM's extensive experience with assisting clients to receive the ENERGY STAR label and the LEED certification ensures that the application processes are smooth, efficient, and successful.

ENERGY STAR

For more than a decade, JDM has been actively involved in the development and deployment of the U.S. Environmental Protection Agency (EPA) ENERGY STAR program for commercial real estate, which assists owners and managers to increase the profitability and value of their properties through energy efficiency changes. A core component of the ENERGY STAR program is the opportunity for top commercial properties to earn the ENERGY STAR label, signifying superior energy efficiency.
JDM works with clients to first benchmark their properties using EPA’s Portfolio Manager, which assigns an energy performance rating on a scale of 1 to 100. Buildings earning a 75 or higher are eligible for the ENERGY STAR label. We then work with clients to assess opportunities and implement energy-efficiency improvements to increase ENERGY STAR ratings. We facilitate the review and certification process by working with on-site property management teams, professional engineers, and EPA staff. Through regular reports to executives and managers, we monitor the status of labeling activities and ensure that all opportunities are captured.

LEED

The U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) green building rating system was developed to promote healthy, high performance buildings. Since USGBC’s inception, JDM has supported the evolution of the LEED rating system, including developing a portfolio-wide LEED certification program to extend USGBC’s offering to owners and managers of large real estate portfolios.
JDM provides consulting and administration services in order to oversee all aspects of the LEED certification process, from conducting an initial gap analysis to receipt of certification. We support all LEED rating systems and pilot programs including New Construction, Existing Buildings: Operations & Maintenance, Commercial Interiors, Core & Shell, Schools, Retail, Healthcare, Homes, and Neighborhood Development.
Whether pursuing certification for one building or an entire portfolio, we work with our clients to develop cost-effective certification strategies that meet both financial and building performance goals. Currently, JDM is managing UDR’s LEED New Construction certification efforts for six multifamily communities nationwide.
