Benchmarking is the cornerstone to enhanced environmental performance in real estate. Utilities are typically the largest controllable operating expense in commercial buildings. However, through years of experience, JDM has identified the optimal process to benchmark in energy consumption, water use, and waste production and to identify real, significant opportunities to reduce these expenses.
JDM assists our clients to establish performance baselines for energy, water, and greenhouse gas emissions using the U.S. EPA’s benchmarking tool, Portfolio Manager. Using this information, we identify high- and low-performing assets; track and verify progress, regularly reporting on key performance metrics to stakeholders; and identify billing irregularities to enable teams to respond quickly to issues.
Building on our insights from the benchmarking process, JDM works individually with each property in our clients’ portfolios to customize cost-effective strategies to reduce operating expenses. We provide recommendations that have the potential to bring measurable improvements and returns through energy and water conservation, better waste management, and enhanced sustainability. JDM provides ongoing technical guidance and support to management teams throughout implementation.
