Whether a client’s portfolio consists of a few buildings or hundreds, we improve the portfolio's operational efficiency while reducing its costs and environmental impact. To achieve these goals, JDM benchmarks and assesses the portfolio's current performance, provides technical and operational guidance on opportunities for improvement, and serves as the owner’s representative to implement changes.

Benchmarking and Assessment

Benchmarking is the cornerstone to enhanced environmental performance in real estate. Utilities are typically the largest controllable operating expense in commercial buildings. However, through years of experience, JDM has identified the optimal process to benchmark in energy consumption, water use, and waste production and to identify real, significant opportunities to reduce these expenses. 

JDM assists our clients to establish performance baselines for energy, water, and greenhouse gas emissions using the U.S. EPA’s benchmarking tool, Portfolio Manager. Using this information, we identify high- and low-performing assets; track and verify progress, regularly reporting on key performance metrics to stakeholders; and identify billing irregularities to enable teams to respond quickly to issues. 

Building on our insights from the benchmarking process, JDM works individually with each property in our clients’ portfolios to customize cost-effective strategies to reduce operating expenses. We provide recommendations that have the potential to bring measurable improvements and returns through energy and water conservation, better waste management, and enhanced sustainability. JDM provides ongoing technical guidance and support to management teams throughout implementation.

 

Engineering Services

Our thorough and technical approach allows us to identify hidden opportunities within current day-to-day building operations to help clients reach their energy and water reduction goals. JDM provides on-site engineering services including:

  • ASHRAE Level 1 energy audits
  • HVAC and EMS equipment inspection and utilization evaluation
  • Sequence of operations review and verification
  • Airflow and static pressure analysis
  • Lamp and light level evaluation
  • Proposal solicitation support, bid review, and project cost-benefit analysis
When JDM provides engineering services on multiple buildings, we provide clients insight on the operations of their individual buildings and their entire portfolio.
 

Owner's Representation

As the owner’s advocates for sustainability and energy matters, we develop property-specific evaluations, provide ongoing technical guidance, measure and verify performance, and create outreach programs. We also represent ownership in energy procurement and bid analysis, which can significantly reduce total energy costs in combination with energy efficiency measures. Throughout these activities, we effectively manage relationships and facilitate communication on behalf of our clients and assist them to enhance the value of their assets, promote their brand, and gain recognition in an increasingly competitive marketplace.
