John Klein – Principal and Co-Founder

John Klein has over 40 years of experience blending real estate, construction, engineering, financial, energy, and environmental issues to enhance property values and advance the sustainable buildings market. He currently provides strategy and direction to the largest owners of real estate, managers, developers, and associations on financial, energy and environmental performance issues – these include TIAA, Principal, Prudential, Blackstone, UDR, CalPERS, NEEA, and IREM. John helped to develop and launch the EPA’s ENERGY STAR program for commercial real estate by leveraging his network of contacts with CEOs and CFOs of leading real estate organizations. John has conducted site visits to hundreds of buildings and has provided technical assistance and guidance towards implementing recommendations to improve building operations at those sites. Along with Deborah Cloutier, John co-authored “A Practical Guide to Energy Management – Enhancing the Bottom Line,” published by IREM, and he also authored “A Practical Guide to Green Real Estate Management”.  He has made presentations to dozens of national audiences including USGBC, IREM, BOMA, NAA and NAREIT. John was awarded two U.S. Patents as a result of developing technology for geothermal heat pumps and on-site water storage and distribution.  He has held real estate brokers licenses in four Mid-Atlantic States and is a certified instructor for ENERGY STAR for commercial real estate in 13 states.

Deb Cloutier, CRE – Principal and Co-Founder

Deb has been providing consulting services in commercial real estate, energy management, and sustainability for more than 20 years. She currently provides strategic guidance and administrative oversight for the Department of Energy Better Buildings Initiative.  She has extensive experience designing, developing, implementing, and managing sustainability programs in the built environment. Deb manages multiple, large, complex projects working with some of the largest national owners to assist them in making sustainability standard business practice – including Blackstone, Principal Real Estate Investors, and TH Real Estate. Under her leadership, these clients have achieved energy savings of more than $100 million since 2006, and consistently receive industry and Federal recognition for their leadership in sustainability and energy efficiency. Additionally, Deb has supported EPA’s ENERGY STAR program since its inception and helped EPA to develop the business case of energy efficiency for the commercial real estate, hospitality, multifamily, industrial and public sectors. Deb began her career at the American Institute of Architects supporting the Committee on the Environment, where she served as liaison to architects and the general public regarding environmentally preferred building materials and environmentally friendly design, and had the distinct pleasure of supporting the Greening of the White House under the Clinton Administration. Deb is a nationally recognized speaker and serves on several industry boards including IMT/DOE Green Leasing Steering Committee, BOMA BEEP Advisory Board, and IREM Sustainability Advisory Board. In 2017, Deb earned the Counselor of Real Estate (CRE) designation in recognition of her expertise, experience, and ethics in providing advice and support to the commercial real estate community.

Jack Davis

Jack Davis has over 20 years of experience in the energy, sustainability, and marketing fields – and applies his expertise to driving greater engagement and activity in the commercial building sector. Jack assists clients with strategy development, program design, marketing and communications, and the successful execution of market based environmental initiatives. Jack leverages his business, marketing, and engineering background to integrate communications, behavioral change, and technical strategies to achieve client sustainability objectives.  Prior to joining JDM, Jack served as Market Manager for the NEEA’s BetterBricks initiative, leading efforts in the commercial real estate sector. Throughout Jack’s career, he has conceptualized and enhanced many innovative energy efficiency programs, brands, and market transformation platforms, including the Pillars of Responsible Property Investing, the Kilowatt Crackdown, Carbon4Square, the Green Building Opportunity Index, and the High Performance Portfolio Framework. Jack serves on the Urban Land Institute’s (ULI) Responsible Property Investing Product Council and the ULI Northwest Advisory Committee.  Previously, Jack was employed at TXU Energy, a Texas-based utility company where he led customer acquisition and retention programs targeting small and medium business customers. While at TXU Energy, Jack developed customer outreach programs, market segmentation analyses, and implemented industry tailored marketing efforts targeting the restaurant, worship, and independent retail sectors.

Sam Gibson

Sam Gibson has more than 30 years of building engineering, property management, and development experience and leads the JDM team that has more than 200 years of combined building experience. Prior to joining JDM, Sam spent 25 years with Hines and held a variety of positions including, Chief Engineer, Senior Engineering Manager, and Construction Manager. Additionally, he has been responsible for overseeing the engineering operations of millions of square feet of Class A commercial space, performing staff development, managing energy reduction projects, complying with safety regulations, maintaining and operating equipment, reviewing new construction and development, and managing mechanical and utility operating budgets. While at JDM, Sam has led our team to perform over 300 property assessments to identify cost-effective, best practices in building operations, maintenance, and cost reduction strategies. He has broad experience as a train-the-trainer for indoor air quality and refrigerant management, performing ENERGY STAR benchmarking of energy and water, and expertise in performing due diligence for property acquisitions and property assessments. Sam is an experienced leader in providing continuous training and development of building staff; he has received multiple recognitions for creating best practices, critical and creative thinking, and program development.

Farshid Hosseini

For more than a decade, Farshid has helped businesses to improve their performance through quantitative analysis and predictive modeling. At JDM, Farshid manages client analytic services; in this role, he leads the development of BenchSMART®, JDM’s proprietary business intelligence platform to measure performance, prioritize actions, and provide insight on clients’ energy consumption behavior.   BenchSMART helps real estate professionals manage costs, mitigate risks, and reduce the environmental impact of real estate investments. Prior to JDM, Farshid spent three years at the KIN marketing agency and successfully led the design, development and implementation of a data driven marketing and advertisement platform.  While at KIN, he helped hundreds of clients to utilize insights derived from advanced data analysis to take actions in order to improve their branding, communications and sales performance.  Additionally, Farshid has worked with management consulting firms to help clients to find solutions for their complex and strategic issues using complicated statistical modeling and advanced data analytics. Farshid has taught Applied Statistics in Business as well as Strategic Management at Sharif University of Technology and University of Tehran where he was awarded the best teacher of the year for five consecutive years. Farshid has a BS in operations management, a Masters in Marketing, a second Masters in Finance, and a PhD in Business Administration Specializing in Strategic Management.

Jason Koman

Jason Koman has 10 years of experience managing energy and sustainability market transformation programs for commercial facilities. At JDM, Jason is a Senior Manager who supports our work with the Department of Energy, Better Buildings program. In this role, he provides direct oversight and strategic guidance for the Better Buildings Alliance and Better Building Challenge initiatives, and serves as an expert for public sector organizations. In the past, Jason has led market facilitation projects for energy efficient and low carbon building technologies at the Clinton Foundation Climate Initiative (CCI), US Department of Energy, and for clients including Walmart, LG Electronics and Ingersoll Rand. Jason holds a Master’s in Public Policy with a focus on sustainability and energy from the University of California, Berkeley.

Erin Richmond

Erin has more than 10 years of experience designing, implementing, and supporting energy efficiency programs in commercial buildings with a focus on healthcare, senior care, hospitality and entertainment buildings for both government programs and private sector clients. At JDM, Erin leads performance benchmarking efforts and coordinates with project managers to maximize program effectiveness. She serves as a Project Manager for several of JDM’s commercial real estate and hospitality clients, and supports the Better Buildings Alliance as a healthcare sector expert. Prior to joining JDM, Erin was a manager at ICF International, where she gained expertise in market transformation programs, contributing to the development of Wyndham Worldwide’s Implementation Model for the Better Buildings Challenge, the Green Tool Box. Erin also conducted sector-specific outreach, and program engagement by serving as a Project Manager for government public-private partnership programs including ENERGY STAR Buildings, EPA Greenscapes, and EPA Food Waste programs. Further, Erin managed efforts to develop, launch, and promote the collection of data to develop the first Portfolio Manager energy performance benchmarks for multifamily and senior care, and update the benchmark for hospitals. While at the Alliance to Save Energy, Erin also provided support to the Green Schools program, developing educational energy efficiency programs for K-12 schools, and helped design the now successful Green Campuses program implemented at colleges and universities in California.

Kendall Sanderson

Kendall Sanderson has almost 20 years of experience in the built environment and integration of financial and environmental performance. She has a wide range of experience working with program administration and management, training and facilitation. While at JDM Kendall directs support for developing and implementing client sustainability initiatives across large portfolios of properties and property types while collaborating with asset managers, property teams, and building engineers to achieve bottom line savings and increased asset value. Kendall currently manages JDM’s support of Prudential Real Estate Investors Sustainability Initiative which follows a proven approach of benchmarking, property assessments, and implementation of recommended improvements. She works with the property teams to implement cost saving opportunities in operations, maintenance and mechanical equipment to reduce operating expenses. Kendall has experience working with a range of property types including office, hotel, multifamily, retail and industrial.

Chelsea Wever

Chelsea has 10 years of experience in human resource and administrative management, providing strategic leadership to senior managers in small to mid-size organizations. Her experience includes talent acquisition, benefits, employee relations, payroll, total rewards, and workforce planning. As the Director of Human Resources at JDM, Chelsea oversees the HR administration function and serves as the subject matter expert. She is responsible for all human resource management and development initiatives, programs and procedures. Chelsea serves as the innovation driver on all issues related to employee engagement and oversees the day-to-day functions of HR by implementing and modifying processes and procedures where necessary. Prior to joining JDM, Chelsea has worked in the financial services, distribution, and hospitality industries. Chelsea is a member of the Society for Human Resource Management and is working towards her Master’s degree in Human Resource Development.
