JDM Associates serves multiple sectors, including real estate organizations, utilities, associations, and government agencies.

TIAA-CREF
JDM Associates aids Teachers Insurance and Annuity Association - College Retirement Equities Fund (TIAA-CREF) in improving the energy and environmental performance of its corporate office buildings and real estate investment holdings. JDM provides services including training, energy performance benchmarking, and guidance and analysis on energy and environmental issues, toward the goal of reducing TIAA-CREF’s environmental footprint.

TIAA-CREF offers a wide range of investment products and services designed to meet its investors' specific financial needs, offering expert ways to help them control and manage income through retirement. They are one of the largest and most respected financial services providers in the world.

U.S. Environmental Protection Agency (EPA)
JDM personnel managed the development and deployment of the U.S. EPA ENERGY STAR program for commercial real estate, which assists owners and managers in making their properties more competitive, profitable, and valuable through energy efficiency. Through this initiative, JDM personnel have provided strategy and guidance to owners and managers of over 2.3 billion square feet of real estate. For example, we aided Transwestern’s successful efforts to achieve a 30% reduction in energy intensity across their portfolio, and have helped USAA Real Estate Company achieve a 10% reduction in energy intensity in each of the last three years. On behalf of ENERGY STAR and its partner organizations, our personnel regularly present to national audiences on topics including energy efficiency benchmarking and best practices, communicating value, and calculating financial returns. We have developed curricula and trained thousands of real estate practitioners in over 600 EPA training sessions.

JDM was also selected as a subcontractor to ICF International on the following EPA contracts. JDM is proud to be a member on these winning teams, and will with program implementation, partner support, policy analysis, training, informational materials, and meeting support and logistics.

  • Contract with EPA's Office of Solid Waste to provide technical, outreach, and voluntary program support regarding hazardous, industrial, municipal, and special wastes. Efforts will protect human health and the environment by managing materials more efficiently and reducing risks from waste.


  • Engagement with EPA's Office of Policy, Economics, and Innovation to support EPA programs that seek to improve environmental performance and stewardship across industrial sectors, as well as in other types of economic and service sectors.


  • Clean Energy Policy and Program Support contract with EPA's Office of Air and Radiation, Office of Atmospheric Programs, Climate Protection Partnership Division . The program aims to reduce greenhouse gas emissions and other pollutants by removing barriers to clean energy investments by utilities, governments, and other stakeholders.

United Dominion Realty (UDR)
JDM is assisting UDR, one of the nation’s largest multifamily REITs, in developing a sustainability program for its apartment communities, developments, and repositioning projects. JDM’s approach integrates sustainable management into all levels of UDR’s organization and portfolio, involving senior executives, property managers, service teams, and residents. JDM develops policies, plans, and technical guidance for UDR, including comprehensive “sustainability guidelines” that will serve to integrate a new standard of environmental responsibility into UDR’s activities. We also evaluate individual properties’ energy and environmental performance; create educational programs; analyze the return on investment for energy and water efficiency, renewable energy, and waste management projects; and manage the LEED certification process for UDR’s green development projects around the U.S.

Northwest Energy Efficiency Alliance (NEEA)
JDM leverages our experience improving energy performance in the real estate industry, along with experience designing and implementing market transformation programs, to support NEEA ’s commercial sector program, BetterBricks®. We assist NEEA to develop and distribute knowledge, skills, and tools that promote and improve energy efficiency in commercial office portfolios.

California Public Employees Retirement System (CalPERS)
JDM works with CalPERS on California’s Green Wave initiative, which challenges the state’s public pension funds to reduce the environmental impact of their real estate investments. JDM is assisting CalPERS by coordinating with their real estate investment partners to assess Green Wave and other environmental activities, developing consistent benchmarking and reporting procedures, and recommending new policies to enable CalPERS to achieve their sustainability goals – while maintaining or enhancing financial returns for annuitants.

BECO Management
JDM is working with BECO Management to develop and implement a comprehensive sustainability program for the office real estate portfolio that BECO owns, manages, and leases. Our approach starts with developing long-term goals and plans, establishing environmental performance benchmarks, and identifying property-level and organizational opportunities to achieve greater environmental performance. JDM will also assist BECO with training and communications programs, green leasing strategies, environmentally preferable procurement strategies, and environmental certifications. The sustainability program will complement and enhance BECO’s unparalleled reputation for tenant retention and client service.

US Green Building Council
JDM is assisting the U.S. Green Building Council to develop a national, portfolio-wide sustainability program that extends the USGBC offering to facilitate and recognize environmental leadership across all aspects of building practices.  JDM is helping to design a methodology for registering and certifying multiple properties and prototype designs with LEED.  In addition, the team is developing guidance for adopting sustainable business practices as standard operating procedures.  A critical component of this effort is helping to develop green lease language and resources for portfolio-wide sustainable business practices.

US Virgin Islands Water and Power Authority (WAPA)
JDM assists WAPA with policy analysis and a public education and outreach campaign focusing on energy and water efficiency, reliability, pricing, transmission, delivery, environmental, and other issues. JDM is also helping WAPA reduce their dependency on fossil fuel by educating the public about sustainable alternative sources of energy . WAPA relies on JDM's knowledge of energy and water efficiency, our experience in stakeholder education and utility markets, and our in-depth experience with ENERGY STAR tools and resources.

US EPA National Center for Environmental Innovation
JDM helps EPA's National Center for Environmental Innovation organize a workshop for program managers and staff to encourage further collaboration among EPA voluntary programs. We assist with conceptualizing workshop goals, develop content for sessions, and manage the logistics for the successful workshops. JDM's Principals also serve as speakers and facilitators.

Coral World Ocean Park
Coral World--a U.S. Virgin Islands marine park visited by thousands of tourists and locals every year--educates the public about conservation issues in the local marine environment. With rising energy rates in the Caribbean and elsewhere, Coral World is faced with sizeable annual energy bills, and turned to JDM for assistance with reducing them. JDM evaluated energy-using equipment and procedures, recommended opportunities to enhance the park’s energy efficiency, and presented an educational session to Coral World staff. By implementing these recommendations, Coral World will see a 20% reduction in energy consumption. JDM frequently performs energy and environmental audits of individual facilities like this one, both within our clients’ portfolios and as separate engagements.
